HomeServices to Merge York Simpson Underwood With Prudential Carolinas Realty, More Than Doubling its Existing Market Share and Number of Sales Agents in North Carolina’s Triangle Area
MINNEAPOLIS (December 16, 2008) – HomeServices of America, Inc., a Berkshire Hathaway affiliate, today announced the acquisition of Raleigh-based York Simpson Underwood, one of North Carolina’s most respected residential real estate brokerage firms and the company’s 20th acquisition.
One of the country’s long-standing residential real estate firms, York Simpson Underwood has 250 agents throughout six offices in Raleigh, Cary, Chapel Hill and Pinehurst/Southern Pines, North Carolina. The company’s volume of closings for 2007 was more than $717 million.
HomeServices will merge York Simpson Underwood with its existing residential real estate firm, Prudential Carolinas Realty. The new, Raleigh-based organization will be called Prudential York Simpson Underwood Realty.
The merger doubles HomeServices’ market share, as well as the number of sales agents of the combined companies within North Carolina’s renowned Triangle Area (Raleigh-Durham). Prudential Carolinas Realty will continue to operate as the HomeServices brand in the Triad and Charlotte markets.
Both companies are leaders in sales of high-end homes among the top general brokerage firms in the Triangle. Among those firms, York Simpson Underwood ranks first in average home sales price and Prudential Carolinas Realty ranks No. 2. The combined companies will rank No. 1 in active listing volume within the Triangle.
The HomeServices model focuses on companies that are market-leaders, such as York Simpson Underwood, with long-standing traditions for excellence. The average age of a HomeServices operating company is more than 55 years.

York, a former city council member and mayor of Raleigh, whose family has been an integral part of the city’s development since 1910, will be joined in heading the newly named Prudential York Simpson Underwood Realty by Sam Simpson and Speck Underwood, who will serve as co-chief executive officers of the combined company.

Ron Rosenberg, Broker-In-Charge of the Winston-Salem/Knollwood office, was honored Nov. 19 at a special event held by the Winston-Salem Regional Association of REALTORS®. Rosenberg received the Thomas W. Lambe, Jr. Hall of Fame Award, given annually to a REALTOR® with at least 10 years of experience who has made “contributions to the real estate industry and the REALTOR organization which have had an enduring effect.”
Rosenberg is the second Prudential Carolinas Realty broker in a row to receive this honor (Senior Vice President Rod Eller was named in 2007). Rosenberg’s father (Seymour Rosenberg) was honored with the same award in 2005 (both are pictured).
During Prudential Carolinas Realty’s fall food drive, sales associates and staff collected more than 5000 pounds of food for the Food Bank of Central and Eastern North Carolina, Second Harvest Food Bank of Metrolina and Second Harvest Food Bank of Northwest North Carolina. More than $2000 in financial contributions benefitted even more neighbors in need. Contributions will feed thousands of needy Carolinians, providing nutrition to those who need it most, including young children and the elderly.
Prudential Carolinas Realty held the food drive in conjunction with Prudential Financial’s 14th Annual Global Volunteer Day, a day set aside to encourage all Prudential affiliates to participate in a local charitable cause. This year alone, more than 32,000 Prudential employees, clients, customers and friends participated in more than 800 projects in 11 different countries.
Prudential Carolinas Realty worked with food banks in the three major metropolitan markets of North Carolina to find out exactly what foods and grocery items were most needed and then asked sales associates and staff to bring in items from the list.
“There are literally hundreds of thousands of people across the Carolinas who are at risk of hunger due to the significantly depleted food supplies at all of our food banks. Recognizing that leadership development is an essential element in the process of improving the real estate profession, the Leadership Academy seeks to identify and train local REALTOR® leaders for future leadership positions.
The twelve participants, who were chosen from a statewide pool of highly qualified applicants, worked together in an intense training course that combined individual study, group sessions and actual project experience. Training sessions included activities to help participants identify individual leadership skills, team‐building exercises, and instruction about goal setting, network building, and improving communication skills.

Over the past 5 years, the Durham office has raised money in order to donate a beautiful Dragon fly bench, Trellis, family art piece, gorgeous plantings, and a lot of time planting, building, weeding and helping to beautify Durham Central Park. Our sales associates even donated a “piece of the rock”, by bringing a rock and building a brick wall beside our Prudential Bench.

Prudential Carolinas Realty sales associates from the Durham and Chapel Hill offices gathered for a Green Building Seminar on May 6, 2008 at Winmore, Carrboro’s first green-built, mixed-use village of single family homes, townhomes, and unique live/work environments.
“Home values increase by roughly $20.00 for every $1.00 in annual energy savings, and green materials can up the value even more,” Tracey continues, quoting David Bach, author of Go Green, Live Rich. “Going green truly is an investment in our future.”
Seminar attendees said they found the program educational, especially in terms of how green building adds value for customers. “The seminar was very informative,” says Christine Danko, real estate broker with Prudential Carolinas Realty in Durham. “It taught me that there are lots of different levels of being green, and that green building is about a whole system, not unrelated parts. What I learned in the program will be very helpful as I interact with clients.”

The program annually awards grants to charitable causes supported by active and retired sales associates affiliated with Prudential. The goal of the program is to encourage active volunteerism and to help fund some of the best local organizations they support. Prudential CARES distributed more than $450,000 this year and has distributed more than $9.6 million dollars since 1991.
Clontz was awarded a $250 volunteer grant on behalf of Thomas A. Hunter Elementary School, in the Guilford County School System. Last year, Clontz volunteered 60 hours with the school’s Pre-K program.
